We have found the best way of running a rental home is often the simplest! All you do is set up all your payments such as 'power', 'cable TV' etc. to come out directly each month from your bank account, and have the statements sent to us. This way you are sure that the bills are being paid as are we when we get in the statements. These statements are kept in with all your home documents and are all together ready for the you when you come out and visit. The other way is we pay your bills for you but this involves you depositing an escrow with us of a $1000 which in these times is not good for you as who can afford to have that amount sitting in a bank with no one touching it - we think that's just dead money!

If your monthly garden maintenance is included in your
 Homeowners Association, our fee is $275 and not $360

However, if you have a new house & intend to let the property for holiday rentals, you may have to pay extra which will cover things such as licenses, installing emergency lighting, additional smoke detectors and for utility deposits as required, etc., this will vary from home to home.

All our homeowners receive a monthly statement of account via email. This ensures that you see your property is being well maintained and that nothing is being forgotten. The rates shown above are as a guide only as not all homes are the same.

the main governing body for short term vacation properties in Central Florida.
